The building at Lederergasse 21a is located in Vienna’s Josephstadt, close to the baroque Piaristenkloster and within walking distance to the inner city. Like all of Vienna’s eight district, Lederergasse is characterised by high-end perimeter block development. The three-storey, 1,000m2 residential building was completely refurbished and extended by a two-storey attic.

The original structure has a unique character, expressed by elements like the abundantly structured façade and the spiral staircase. Conserving and further emphasising this character through thoughtful restoration was a main focus of the project. Each floor comprises two units, except for the attic, where one of the two new flats stretches over two floors.

On the back side of the building the newly erected lift tower is integrated into light-weight, curved loggias. These loggias now add personality to this side of the building as well and extend the flats by adding veranda-like outdoor space.

The courtyard garden was vegetated and is open to the two ground floor units. The lift entrance is outdoors and was designed weatherproof, so it can be used as parking space for bicycles and pushchairs.
